@Chyniece CoxAs a full time investor/flipper/REI Every decision is driven by cash on hand, access to capital/cost of capital and capital deployment prioritization and anticipated future access to capital/credit combined with cash burn ( which in flipping can go very quick).

@Erin Dorsey Robinson Yep, I see this as an opportunity for investors to firm up their personal balance sheets, build up a war chest of capital to deploy, and exercise patience in the short term (waiting for market fundamentals to erode in the intermediate term, and for deals to become more attractive) and exercise aggression in the long term (capitalizing on weakness in the market as sellers' expectations are forced to adjust). 

Their is so much $ sitting looking for good deployment at this very moment, hundreds of billions if not more in capital investment liquidity. 

Could that money be better deployed as a down payment on a rental? 

If I knew nothing about equities and had some extra cash to deploy, I'd play it safe and split my money 60:40 between a Total Market ETF, like VTI, and a SP500 ETF, like VOO.  

I'm deploying in 6 months and have some money I'd like to put away since I won't be investing in real estate while I'm gone.

Invest in yourself, the more knowledge and strategies you know how to deploy if a correction does come, the more rewards you will weep.

I also had 1 move out, and another get deployed and need to break his lease.

Just like others would like to know what methods are you deploying to get the deals?

What I read here is a lot of people lashing out because it isn't easy for them, or it has not worked for them, or not working how they would like it to, well maybe ask WHY is it not working vs blaming the strategy, are you correctly deploying it?
