Being licensed now it a bit difficult to stick signs and market a property without having the right to do so.I have no problem getting a 75k property under contract in my LLC and wholesaling, where I am gun shy is if that seller sees that I made a 20% return after I beat them up on price to create a spread for myself and as an agent if they put a complaint in I am basically equity stripping and marketing a property I do not own or have a listing agreement on. *** Yes I got away with it back in the day by putting a deposit down and calling it equable interest.

When I am sending out 100's of letters I think of it as more of a shot gun approach, if I researched every property first it would take hours and hours of time, then I might only get a couple people calling me back so all of that time would be wasted.
