@Mike Young - Neighborhood is definitely something I'm trying to keep in mind and the SE side especially around wellington heights has a bad reputation.  

And Poom.All that is left to do is apply this credibility in a way that google can see and notice what you are doing, and you become a GOD in SEO.So now my little Yooman, I am immortal, looking down on alll the lil SEO companies that think they cracked the code, while they don't even have a clue how to begin spelling S E O.Here is the thing.. anyone that is a self proclaimed marketer will tell you they know SEO right?

in buy and hold real estate you risk in a down turn is not devaluation of the asset per se. the only risk that presents is if you want to exit and you lose your downpayment money or have to stroke a check to exit.the risk to a buy and hold investor is stoppage of cash flow..

(I have experienced a fair number of focus groups here where the out-of-town moderator seemed frustrated by our inconsistent feedback, FWIW.)Ultimately, if a developer can adaptively re-use existing buildings and/or build new projects for middle income folks that prop up the surrounding community -- transit-oriented development, good grocery stores, improved infrastructure, and decent schools -- they would probably do well in outer NE or SE Portland, Aloha/Hillsboro, Troutdale, Gresham, Clackamas, and other surrounding communities.  

I was with one a few months ago in BALT city and went in on two presentations he made he came out with signed contracts both times.. this is how competitive it is on the market place especially with wholesalers  those dudes know you need to ink the deal on the spot.So I know agents these days dont carry contracts per se as they want to use MLS forms in docusign ( which I love personally) But nothing is stopping you from buying a standard contract at Office depot and bringing it with you next time.. you meet an off the market seller.
