At the time I got a 5-year commercial loan amortized over 20 years, the idea was that every 5 years I would reapply for/refinance the balance at whatever is the going interest rate.So, in 2021 when it was time to refinance (5 years passed), I was able to get a 10-year loan amortized over 15 years.Current rate is 4%, maturity date is 9/31, current outstanding balance is 220,742.

I currently work in the San Jose, CA metro area but grew up in Arizona, and lately I’ve been looking more seriously at wholesale and investment opportunities back home in AZ.I’ve noticed that some of the best deals I come across seem to come from foreclosure auctions — a lot of them look extremely discounted compared to nearby comps and even show things like “Likely to sell faster than 97% of nearby homes” on Zillow.That said, I’m aware there are some real risks — many of these auction listings are occupied, and some don’t allow interior inspections or tours, which makes due diligence tricky.Since I don’t currently have any auction experts in my network, I’d love to hear from investors who have bought at auction before.

I can add value that could allow me to extract all my investment, but I would have large negative cash flow after the high LTV refi rto extract my investment.I recognize not everyone has an up to date profile (my profile does not include my last two acquisitions) but not one person that posted that brrrr are still a viable option has a single brrrr in their profile.
