That may mean keeping yourself mentally motivated until capital/financing options exist to allow you to jump in.Personally in the beginning I'd recommend looking into DSCR loans.

Unlike passive advertising, brokers are financially motivated to move properties and often have curated investor lists looking for exactly the type of opportunity you may be offering. 

Sometimes you'll have a cooperative tenant, but more often than not they're not going to have the motivation to make rental showings go smoothly, and many perspective applicants aren't going to be as comfortable viewing the occupied rental.

Eventually I'll find a motivated seller, or I'll see opportunity for negotiation of concessions equal to a substantial discount.....right?
