It's a declining biz model.....the city is trying to crack down on them, and insurance co.s are pushing back on the testing charges (which is where the profit is).

If the ARV appraisal comes in lower than expected, or if rates move against you, it can eat into equity fast.As I’m learning, the investors who do the best are the ones who keep multiple lending relationships, stress-test their numbers, and plan their exit financing BEFORE they close.Hope I was any help!

Appreciate you pressure-testing the model—it’s how good deals get sharper. makes more sense although I still think you lose 15 to 20% for public right of ways unless your doing private roads through easements. ( if allowed by county)  I would take a look at this yes.

we got soil testing for septic done which wouldn't support doing a dense mobile home park but would allow for a few homes.

Both have private mortgage insurance (PMI) but generally the 5% down is preferred as the PMI is usually less and you don't have to contend with self sufficiency fha tests on 3-4 unit buildings.
