Personally, I like to end up with a minimum of 15% based on the sale price, but I don't mind less if the deal works and I am confident about the demand and buyer pool.

Within 3 hours of Weston, I’d look at West Palm/Fort Lauderdale (steady tourism + business travel), Naples/Marco Island (higher-end, but pricier buy-in), and the Space Coast (Cocoa Beach/Melbourne) if you want more affordable options.
