Get clarity from the two contractors and vet the remaining people and work as you did at the inception. 

Break it once, and people remember.

I've helped a few people buy warehouses in the Scottsdale area.

Most people never actually buy the home, so they forfeit the down payment and move.

People should buy using cash or maybe a 15 year loan.  

I have though, met plenty of people who regret that flip, or that STR, etc. 

But what are they doing with it other than holding it and hoping more people buy it.
