For low-cash entries, target JVs where you bring deal finding and ops while partners bring capital, or pursue seller finance/sub-2 on smaller 5–20 unit value-add to learn management at scale.

To stack wins, lock your numbers and your team before demo: define your buy box and profit target, get two exit plans on every deal (sell or wholetail/rent if days-on-market stretch), line up funding and a backup lender, and get three bids with a needs vs. wants scope tied to ROI, not finishes.

This is allowing us to only target 10,000 sellers over a 30-day period in order to get 2 - 5 deals consistently.Instead of targeting entire cities, I am targeting specific low density areas with high cash buyer activity.

@Bobby Andrews - The appraisal took weeks and was sent back for modifications / corrections twice by the lender, but I eventually got my target valuation without having to do any sort of dispute.
