@Steve Wilson there's a big difference between Owner-Occupant insurance companies, that offer SOME landlord policies, and landlord property companies. 

I have worked with around 11 property management companies in 4 states since 2009, and they are the worst, by far.

Most of the properties we buy in Memphis don’t start pretty.

We are wanting to buy a condo or house in the Clearwater area to use as a rental property the next 10 to 12 years until we retire to the area and use this property for us.

We try to educate our clients to stabilize/renovate the properties up front to prevent the money drain year after year on high maintenance.  

All it says is the property is for single-family use.

Sounds like a tricky property to finance.

The properties that I liked I could not afford, and the properties that I could afford I didn't like.
