Future appreciation might happen, but it could take years just to break even—especially since the HOA’s decisions can directly impact your property’s desirability and financing options.You basically have two paths:If you hold, go in with eyes wide open that you’re taking on a speculative bet for long-term appreciation while absorbing a growing monthly loss.

There isn't even a forum for discussing marketing to generate motivated seller leads anymore which is at the core of all real estate investment, nothing happens and nothing matters if there's no motivated seller.Paying retail, getting bank financing, and renting out at a loss isn't real estate investing it's idiotic speculation at best and out right gambling at worst.I do wonder where all the real investors went.

My speculation about why that happened was that the new CRM just picked up where it started and maybe didn't /wasn't able to totally incorporate data from inception of sites like mine that has been active years before the CRM took effect...I don't know..I'm just speculating...but in any event, it wasn't accurate when I searched for active leads (and the CRM didn't call them 'Active' like the Carrot Lead Manager..it called them opportunities or something else..again..another example of a company cobbling together disparate systems, not making them coherent, or consistent..just wanting to throw something together to get it to market...in Carrot's case, to try to compete with the MUCH more capable CRM options currently in the real estate space.  

We're missing lots of info and just speculating.

Right now anyone can speculate but I would always recommend people even when they are upset - to be careful what you say.

The post-pandemic boom years of unchecked growth have cooled, replaced by a more predictable and competitive environment where strategy, not speculation, dictates success.

Joking aside, I think the main concerns middle age REIs face are:1) Shorter time line from start to exit (if you plan to exit)2) Less risk toleranceFortunately, you can manage both of those by what type of investments you make and how you structure them, as follows:1) Avoid speculation.
