From the few owner's I have spoken to I have heard $80-100k for larger 5/6 bed homes, but this is the total furnish cost all in. 

Supposedly, if the tenant does something irresponsible ..say floods the apartment or smokes in bed catching the place on fire, you go after their insurance company.

We pulled separate permits for the ~1300 sq ft house and the 400 sq ft 1 bed 1 bath detached garage conversion in the back. 

ADU just turning the garage and downstairs bed/bath into a 1BR, 1BA, and that was the quote he received for the work.$50k seems way too low even for a JADU.  

The top door is 3 bed, 2 bath renting for $1000.
