Hardwood is the best, if it's already there.

My tenants do not like sending me money via wire transfer as they get charged a fee as well around $30.

I'm from bayarea and invest locally and out of state as well.

It's a 4 bedroom that can sleep up to 14-16 guests, and I'll be adding a hot tub as well in the backyard as well. 

Hey all, a few years back I setup a Zoom call/meeting with investors in the KC Market and it went pretty well.

There are quite a few that use it as well as Guesty and others.

Many tenants would prefer hardwood in a bedroom over carpet, so if it's really high quality LVP that reminds tenants of hardwood, they might like that...Second; tenants' expectations probably play a role, and I think most tenants are more used to seeing carpet in bedrooms.

@Kelly Schroeder  you send the increase notice well in advance so they know what it will be.

We stick with the tradional long term leases in the Richmond area and this market supports that very well.
