It’s not a slam dunk, but it’s definitely the kind of property that could work well if the zoning and STR rules line up with your plan.

You'll have one year of home owners insurance, setup for your escrow account which could be ~$1.5k or so, then you'd likely see title around $3,600. 

I would not lend to an investor who is buying and planning to remotely manage a MHP that is not from, has living experience, or travels frequently to that specific submarket and know the great submarket/metro very well.
