They advertise quick close and 100% financing for hard money, but they are extremely slow, extremely poor communications and they don't seem to understand appraisals.

Start small, document everything with contractors, and build trust with private lenders - clear communication is the key.

Tenants who have not paid rent for six months and have not communicated with you should be evicted.
