My background is as a structural engineer (licensed in ~20 states), and over the years I’ve seen firsthand how engineering/design input can make or break a value-add project.I’m curious how others here have structured partnerships when one partner brings specialized skills (like engineering/architecture, general/specialty contractors) in addition to capital.Do you attempt to treat them as a straight equity partner, as a reduced cost service provider with upside or something more creative?

QBO is great for REI as long as it's setup for it. 100% of our clients are REIs and 100% of them are managed in QBO in addition to their PM software, etc.Hope this helps in some way!

In certain situations additional lien on credit and excessive trade lines can cause future DTI issues, lower scores and denials on future loans.The rates our lower on mortgages versus Heloc right now and the terms are longer for example 30 year mortgage versus a 8-10 year Heloc and most carry prepayment penalties so if you want to pay it off early they can hit you with a prepay penalty of 6% or higher.Refinance allows you to have cash in hand and avoid the scary "What if" factor meaning loss job, lost income, late payment, over leveraged and if any of these things happen your credit limit gets reduced and in most cases closed completely.
