I will say that they never ignored my concerns.

If you try to just write it up yourself you will most likely miss something, be breaking your state laws if you mess up in the wrong ways, get ignored by the sellers if they think you don't know what you are doing. 

Any analysis that shows otherwise is ignoring transaction and stabilization costs.
