It also lays over slight imperfections in the floor with easy and hasn't popped or shifted yet! 

The inspector will find and make note of every little imperfection. 

Not every property is going to be great--location, size, and how nice the property is makes a big difference--but even imperfect ones can do well. 

If you want a more "professional" look, sand it down and you wont even know where the hole/ imperfection was before.

What distinguishes most real estate investors isn't their abilty to do better, more rigorous, financial analysis of the real data than anyone else could, it's that they have the guts to pay for the real data or get it the hard way, and the gusto to leap over the edge and buy with imperfect information.

The base and shoe will cover any imperfections.

It's not too dark and not too light (and hides lots of minor imperfection in older wood).

It's durable, floats over slight imperfections, and easy to install.

But of course you can still see imperfections sealed into the poly.
