What matters is you usually will get behind on your payments and in the absence of intervention, will go into foreclosure and, (Wait for it...) being underwater won't matter!

We recently had a case where we contacted the Chicago public health department and they were instrumental in intervention and supportive in our efforts to have the tenant notified that the unit be cleaned or vacated.

Caveat Emptor:  Many state prohibit 3rd party intervention during the foreclosure process - -  having laws against "Buyers of Equity".STRONGLY suggest you consult your state regulations in this matter BEFORE  you attempt to contact the Bank or the current Owner.

Apart from a national disaster requiring congressional intervention there are no exemptions and no exceptions to the 45/180 day periods.And furthermore your Qi is not even trying to be a smart fraud because the 45 day identification is irrelevant at this point.

Government intervention: we are avoiding states that are aggressively going after landlords
