A couple elements are missing here.

So it investor that looks great to one will look terrible to another and vice versa.As a conservative investor, neither Sunrise nor Rise Capital were a match for me (for numerous reasons).I generally like to see full real estate cycle experience with little to no money lost, high skin in the game, lower leverage and competitive fees.

With the numerous investors on this forum they have done this to, it is probably just the tip of the iceberg. 

BUT, per comments above, certain elements of the deal (condos in a hurricane zone), can change everything as lenders consider the "what ifs". 

Took several weeks and numerous follow ups to get required repair estimates, all minor (< $10K total).Expressed concern to Evernest Property Manager estimates were taking too long on 12/18/24; “I'm concerned that we're losing time here and coming into the holidays.
