Cases heard in NY don't carry the weight out west that you think.Also, It isn't a question of whether it is "legal" to rent to an "Illegal" it is a question of the "illegal" lying about his status and thus causing risk to a landlord that the landlord should and has the right to know about.

As best as I can tell without knowing their specific algorithm their search placement is weighted something like this: Price>No/few rules>super liberal cancellation>Instant book>Premier host>Reviews>Other.

You can use this to help offset expenses if something bad happens while you begin the process of taking back your house.There are certainly risks involved, but you seem to imply that this is likely the best deal that you will get so you need to weight the pros/cons and see if it is a good fit for you.The alternative is to ask if instead of doing the deal sub2, if the buyer is willing to buy the home on a wrap.
