Very impressive..I wish there were a lot more investors like @Bob Bowling who blankly think that leverage ALWAYS makes sense.

We are in the middle of doing a 1031 ourselves and I researched DSTs staring a year ago as a plan B.

One things we've done with our clients in the past is purchase a group of properties together under a blank loan where you could pick up multiple single families together to get a good bang for your buck.

Before my first deal the goal was  ____ units/year (fill in the blank).  

But I don't never let that stare me away from a potential investment.

However, while I stare this I use professional PM on my STRs/MTRs because I recognize I do not have the time or desire to properly manage them.
