Trust me, 14 people are typing right now how they can happily shoot that thin, stinky, crack water from China they sell at Wally better than anybody, and perhaps maybe 1 out of 3 times you do get a decent result if the stars line up perfectly.

I totally get it..Urban core though  burnt out failed landord is a huge swath of the inventory.. look at what that Rock Star Clayton Morris did to 400 plus investors thats a classic case of a ton of low value homes coming back on market and someone losing a lot of money. even if they did rehab them .. half of those OOS would be failing or selling within 60 months.

Although there is simply no way for anyone to just teach you ABC and your a rock star I don't care who they are.. be it anyone on BP or any guru.. your success is fully on YOU... and your abilities and your financial standing etc etc....

Also the energy star thing isn't just good for the tenant it's good for all of us!!

It seems like 10 - 30% is a more realistic range and the upper end is clearly the 5 star service.   

That will get you a slew of 3 star reviews and kill the listing.

Now, if you do your homework and have an all star team in place, buying and holding real estate can be mostly passive.

With that, we would replace toilets and shower heads with low flow, install LED fixtures, purchasing Energy Star appliances, etc.
