Private money - showcase the deal you've done and a sample model of what you're looking to purchase.

A couple of landlords I know have had this happen to them - no rent since April/May lease signing, even after screening for steady income - maybe that's an unlucky sampling but it definitely increased my concern. 

I’m having trouble wrapping my mind around the risk levels and incentives and how it should shake out to be a good deal for everybody.Any input is appreciated including “you sound a bit too dumb to do this, just don’t do it,” or “here’s a sample contract of exactly what you’re describing,” or anything you got.

I'm not sure if that is sample bias though, as landlords who are selling during the eviction freeze may be more likely to have non-paying tenants than the broader market average.

(I did pay more in getting sellers out of arrears on some deals but got my money back+) On my profile is a sample of my portfolio history. 

My repair guy wants me to give him a sample of what I decided to get and with his 15 plus years in the business he guarantees that he can find what I want for a lot less.

I'm looking for some samples of wholesaling contracts.

and they were not giving out samples and they closed the food court.. so just there probably 10 to 15 people did not need to show up for work and lost wages. there was no TP or paper towels and water was being rationed at 2 cases each. 

I'm looking for a sample RV Park Proforma as well.
