I am moving to Boston from San Diego next month with the goal of learning how to make real estate investing a legitimate career for myself.

I remember attending the Millionaire Makers conference in Vegas back in 2001 with Jack, Pete Fortunato, John Schaub, and Jimmy Napier.

I’m a photographer, so I’ve been renting my loft/studio to other photo/filmmakers for 25 years and doing VRBO. 

Once fixed up and "staged" it will be like office space for me to use for when I need to film content or work on projects.

Both of these factors are very important, but you need positive cash flow to make real estate work long term.

So worst cast scenario it needs a new roof and heater $25-28k which in my mind could kill this as a money maker short term. 

No odds maker will touch that bet!

That’s a lot of decision makers to figure out what to do

The amount of equity you have should allow you to collateralize existing property/equity and purchase more.The #1 reason for my ability to scale has come through learning about the lending side of real estate.The lender is the real decision maker for most of us.

Call me old fashioned but I believe a local realtor who knows the market is the best comp maker.
