The carpet was cleaned, fresh paint, all the appliances come with it, etc.The house really looks to be move-in ready besides maybe some very minor work that shouldn't cost a lot of cash.

If you're using a gross income projection, then simply deduct the cleaning cost as an expense, like you said - that would work fine.

I may not make a profit on borrowed money, my money invested may subsidize the cost as well, but if that deal is the best use of my money and I'm making a profit off my side the equity, I'm still making more than if I hadn't taken that opportunity.
