The inflation that we are seeing in consumer goods has more to do with the Vaccine mandates and energy prices impact on the supply chain.Kiyosoki does rub people the wrong way but I agree with his overall message that the rich getting richer through buying income producing assets with artificially cheap debt and that is how the system is set up work.

The only thing that you can legally expect/demand is that the dog is "reasonably handled"; leashed (unless medically required that it NOT be leashed), nice and gets along with tenants, not threatening, vaccinated (I believe, you'll have to double check this), etc.

(In Ohio, unless the tenant recently moved to the state you can require that the letter be from an Ohio health practitioner)The tenant is required to have a legitimate relationship with the healthcare provider... you don't have to accept any old website certificate: ask the tenant and the provider if the tenant sought out this provider specifically to obtain an esa and if the tenant has been seen by the practitioner before or since.You may ask for vet records showing that the animal is in good health, free of parasites and has all required vaccinations.
