Another point, people who are looking to rent a house for nefarious uses, like growing weed, making meth, or selling coke, will usually look for month to month rentals.I know, I know, you think you can screen for that, but you can't.

@Joe Gore ...No, I don't put my contact phone # until I get a name/phone #..Also require a drive by of the property(give address) before pre qualify...It really weeds out those who are not interested..Most in my market familiar with CL so about 5 good tenants in the last year....About 2 years ago, not many using CL...

It's just the nature of the type of neighborhood.I can't even imagine that if my Investor friend's State winds up forbidding criminal background checks, there is just no way for him to weed out criminals because he doesn't have a choice but to accept low Credit Score candidates.I'll be curious what other Landlords have experienced in C and D class neighborhoods as well.But for me, the eviction or criminal background check does not add to the qualifications because the candidates that I get with very high credit scores had always had zero evictions and criminal records.Again, that's my personal experience.

There is no “fast track” for people who know exactly what they need to do/check all the boxes - you are completely at the whim of your loan officer and some of their illogical rules (that are really designed to weed people out).

Then buyer who may want a wooded lot has trees, if buyer not want, then we can cut for them then.We will add the value of the lumber on the lot sale price as wooded lots here are diferent and thus more valuable for the folks who want that product.hope this helps,DeI was going to mention pushing over the tree's to pop out the root ball  that is far cheaper way to go.. out on the West coast FIr is far more valuable than hardwood.. hardwood is darn near a weed..
