I can't paint my stock portfolio- or build a deck on an investment acct- I enjoy finding a deal, I enjoy making the property attractive to a tenant- I love seeing rent checks deposited - and I really love that an investment that I can physically put my hands on actually helped me quit my job in my early 40's - I think my love of real estate investing began as a little kid playing Monopoly

Not much more work than formica (other than the plywood on top of the cabinets, and using a grinder with a diamond blade).  

I would also suggest paying them a specific compliment about their home that appealed to you (curb appeal, big yard, sunny deck etc). 

We are also planning to get a new deck next year on our house.

If you put it on the city's radar you will need to bring it into compliance.I am not 100% sure I understand your overall question though...Are you wanting to put a rooftop deck on your roof and create a hatch in the enclosed porch to get to the roof top deck?

They smoke on balconies, decks, etc., and claim never to smoke indoors.

I put river gravel over the top for cosmetics but that gets caught in tire tread so you probably don't want to do that.On the really big pieces where there was a raised edge(similar to the break closer to your carport), I took an angle grinder with a diamond blade and smoothed out the edge.
