Experience in a part of the industry will only make you smarter and make the industry know who you are.Not to get super into the weeds here, but here it goes...

My biggest fear is I get a nightmare tenant and I want to make sure I do everything possible to try and weed out the bad ones.  

In my day it was more of a weed house.

Smelled like weed inside and every wall and door had graffiti.

Great beer, tons of awesome restaurants and bars, multiple cute little shops/bars/restaurant areas tucked into neighborhoods, parks, mountains, legal weed, 300 days of sunshine.

Charge high rent to weed out the low-lifes, Etc.....I'm sure you already have this in mind.I would just hate for your first STR guest walk in and feel/smell the college lifestyle ambiance.

However we’ve discussed that as soon as they realize the plow isn’t coming by that street, that their generator won’t power it all, that they only have electric and their pellet stove is also off and doesn’t take firewood or worst they have a wood burning and didn’t get enough, just the labors of having to live here when it was all so convenient and easy in the city will weed out the weak...

That's a lot of weed!

If not, most folk superstitions agree that a good old fashioned sage burning is useful for cleansing a home of unwanted spirits.

However, because Iḿ a senior investor now with vast experience and I understand and respect the communities I operate in, I can weed out that element.
