The problem with multifamily is the high commercial property taxes, which the governor is finally trying to get improved over democratic resistance.

I complain about many of the rental policies, especially the Covid eviction moratorium in San Diego County as it was the most excessive moratorium in the country (which I find surprising as San Diego is fairly moderate politically for CA - the county board of supervisors who created the moratorium consists of 3 democrats and 2 republicans).However, San Diego has one of the lowest delinquent rent rates in the country and one of the lowest eviction rates in the country.This is because there is a huge housing shortage with very low vacancy rate.

Once I have some things more established, my hope in a few years is to gobble up a deal or 2 in Charleston in hopes the school rebounds with the next Governor likely being a Democrat and education funding and state government spending will go back to it's previous sky high levels.

@Robert Nelson...I don't have really any experience but I would think that it's high crime right now and wouldn't touch it until Democrat Mayors start investigating in their cities instead of stealing the Governments money.

I know there's a lot of discussion on here about blue-state Colorado coming for your STRs, but in the end it was three Democrats and three Republicans who voted against it.

Republican congresses and presidents tend to reduce subsidies for section 8 and Democrats tend to increase.

That didn't take long,  given that the WA legislature only flipped (just barely) to full democratic control with the election this past november.Oregon has been having a similar fight,  only they already have a fully democratic state government,  and I believe they were unable to repeal their statewide ban,  though like WA portland and various activitst groups are trying to impose everything it can short of actual rent control.   

Since I am a Democrat from Texas, I found many of the comments here particularly uninformed.It was a Texas case that went to the Supreme Court that laid the ground work for this type of law.
