Like others have said there is no magic bullet, but here is my personal advice:1) know the industry- spend an hour a day reading influencers in your area about what they are saying in the market, stay current on trends, and general news making in real estate.

THEY WILL BE THE SINGLE GREATEST INFLUENCE TO YOUR SUCCESS.

Unions have a lot of political influence too .

@James Sutton2 bed, 1 bath- I am renting for $600 to $6503 bed, 1 bath- I am renting for $700 to $750The area of town would obviously influence these prices a bit.

I usually serve the owner who is very cost driven and heavily influenced by the contractor who is even worse.

As to what's best is to be decided by you personally as each individual's situation is different and is influenced by your time commitment/money/tax implications/long term goals. 

Your Center of Influence list is a better list by far

Should that influence NOI or free cashflow?

Home buyers are very easily visually influenced.

I say this because Ohio is on my bucket list to visit and I would appreciate experiencing Ohio for what it is currently and not what it might become under outside influence.
