Where's the financial guru that told them that paying the rent should be a second or third paycheck allocation priority?

Hello All,I have a few questions about organizing and allocating rental payments.Since I am new to this world, I wanted to see how others are keeping track of everything.1.

I am very content with my strategy of asset allocation and diversification that I only look at and rebalance once a quarter.

I don't know enough about any of that but I know there are people who can help you plan out your investments in their amounts, allocations and timing to maximize your returns and avoid taxes. 

Just know what your numbers are so that you know if the contractor comes back with a bid you can have a general idea if that will work for your rehab budget allocation or not. 

Worst case, the entirety of the $23,400 contingency allocation is subtracted from the $42,000.00 leaving a balance of $18,600.00 in the account + the $5,000 if not utilized.I would still consider this a win given the balance in the account (approximately 10% of purchase price even if full budget was allocated) pl us equity pay-down and whatever appreciation the property sees.

Experience in cost estimating and allocation, as well as knowledge of the applicable tax law are also important criteria.2. 

Make sure you allocate some funds to capex, vacancies, etc. monthly.

How/what are you re-investing & allocating that $30,000/month back into the business currently?

Doing that has allowed us to allocate a much larger chunk of our money to REI while also paying down student loans.
