Also get the name of the treasurer of the board and ask how many assessments has there been in the past five years, are there any currently anticipated, what is the delinquency rate and review all the financials of the HOA.

Personally, I don't like hardwood per se for a rental but like some of the vinyl products that may have a wood look and install with a click and razor knife , or I like the big metal snips.

However, most a/c units are much smaller than a roof and ours, in particular, is behind our fence.  2- I bought 2 old 1928 house recently.  1 of them has some real pretty new metal roofing.
