The pilot holes for the lag bolts are typically 1/16-1/8 of an inch smaller than the diameter of the lag bolt making the mechanical base act as a sub flashing, and then there is also a chemical sealant (caulking, geo-cell, Henry's... depending on the installer) sandwiched between the roof decking/paper and the mechanical base.

I don't see that changing at ALL any time soon. its belly to belly in that part of the business period.Friends and colleagues I know that own bigger multis IE 10 to 20 million dollar properties. the good brokers somehow get their cell phone.. they work like a good stock broker would in the day they work the phones.

@Steve Vaughan  My Dad taught me that real Estate was Belly to Belly before there was an internet or cell phones etc.. he would always say so much is in your body language inflections all sorts of things you can only do in person... todays real estate is so focused on hiding behind text messages that get misconstrued etc.

I call the company main line to ask for the employer, not the cell number the tenant supplies.I also ask for other information on the application form, pets, number of occupants, landlords, vehicle information, employment, salary etc...then I have a clause in the lease that binds the application form into the lease as an addendum, and stated that any incorrect information given on the app form is an automatic lease default.
