Make sure the cash flow estimates reflects the 50% rule (probably 60% allocated to expenses other than debt service would be safer for the pro-forma in the low rent units).For the low rent OOS markets, 50% rule is not a large enough percent.  

It is designed to give you breathing room if you are allocating your cash flow properly.

Usually, they allocate a certain percentage of the loan to each house when you initially close your loan - based on values but then they also add a premium for the release so you're paying 110 or 120% of the allocation of the loan when you sell..So lets say you have 4 houses and three of them are worth 100k and 1 house is worth 200k.

Of that 50M, 25M was allocated for the construction of a new recreational faculty that has since been completed.

Some smaller investors are skiddish but a lot of our higher net worth families are allocating more into workforce mfam.

Also, unless you buy a multi family to house hack you can't do a 1031 into a primary residence for yourself without some very careful analysis on valuation allocation.  

There is also a forensic analysis showing fabricated dates on our contracts to re-allocate money to older projects.

Without sounding negative, we are all using our allocated balances of time up every second, minute, hour, day etc, so what are you doing with yours?

I'd want to game the system in my favor.Once that was done, I'd allocate funds towards education & networking, and give myself a budget.
