I'm with @Curtis Gabhart on this; it's easy to file and win (not necessarily cheap).The probability of collecting is 0.0001% - - they aint got squat.You win the moral victory at the cost of filing, appearing AND (btw) there's an appeal process required (in Calif) before the judgment is final and posted to public records.Recommendation:  drop it and spend your time and money in acquiring the neww tenant and avoiding another month of vacancy loss.
