I don't need you to approve of my victories in court to cash that check.

So, I wouldn't have to pay lawyer fees, which would quickly add up, and it wouldn't be one of those Pyrrhic victories where any money I won just ended up in the lawyer's pockets.

I'm with @Curtis Gabhart on this; it's easy to file and win (not necessarily cheap).The probability of collecting is 0.0001% - - they aint got squat.You win the moral victory at the cost of filing, appearing AND (btw) there's an appeal process required (in Calif) before the judgment is final and posted to public records.Recommendation:  drop it and spend your time and money in acquiring the neww tenant and avoiding another month of vacancy loss.

I get the first victory quicker, then focus on the larger of the two.
