MF above 5 units is appraised by income so the appraisal would be influenced by rents. 

The CRM sends automated text, drip campaigns and texts based on key events, and allows you to manage your sphere of influence more effectively through FB and IG.  

Posting on BP and sharing real estate information with your sphere of influence (and social media) is a great way to get started.

The only issue I have is that there are so many real estate investor influencers selling mentorships and everyone has their own niche.

There's nothing personal with it unless you're one of those influencers or promoters type, but otherwise it's all market talk and insight.

I usually serve the owner who is very cost driven and heavily influenced by the contractor who is even worse.

Our Agent knew we were beat up buyers since we lost 3 homes prior and switched agents..The agent influenced us to go non contingent offer waiving everything… if we wanted to win the house.

It did get you a ton of influence points from the 16 page responses though, so it was not a total loss. :)

Based on what you said, not any assumption I’m making, all of the expertise in these deals is coming from outside influencers.
