If you have anything negative on your credit report pay it in full or settle it for 40 cents on the dollar roughly and go to Google and type in "Transunion Dispute, Experian Dispute and Equifax Dispute" and go to all three pages.

Should be a simple resolution, but you might want to consult with an attorney, this is probably a simple boiler plate form for them and should not cost a lot of $$, however they might have some input on to questions that might need to be decided on what and how to add.

For such a small amount, your title company may also allow you to close escrow with the amount in dispute plus a buffer withheld until the lien is removed and you agreeing to defend and indemnify the title company for its losses if the claimant actually attempts to perfect the lien.

Even had a friend of his relist those properties and got thrown out again (they have picture recognition software supposedly, so, if you reuse the same picture they'll connect the dots) I've read of several other accounts that seem to be due to growing pains - having to hire a lot of new customer service people and they don't dig very deep into any dispute and will just terminate the hosts account.

During the establishment of an entity be sure to prepare an operating agreement that defines duties, responsibilities and limitations for each partner as well as cover all of your bases for resolving disputes between partners and dissolution of the entity.You and he/she are friends today, but what if he/she decides tomorrow that they don't like the red socks you wear and want to dissolve the company?
