A PM needs to make money , the cleaners need to make money and the contractors that did the work need to make money . 

I can see how starting with a vacant property would make things cleaner in terms of renovations, rent increases, and overall control of the process.

Modular homes are built to BOCA standards, the same as stick built houses, and come on a wood frame, and on a trailer.

I looked around my neck of the woods, Texas, Arizona, New Mexico, California, Oregon, Washington, Idaho, Nevada, Colorado, Oklahoma and I looked at safety, prices, appreciation, cash flow, landlord friendliness, property taxes, insurance rates, growth, high tech moving in, job growth, disasters and availability of good deals.I settled on Arizona.

For example we have instructions on each house to have the guest or cleaner reset thermostat to avoid having to charge a trip charge etc.

Wood, tile, acrylic and others alternatives (done well) are impressive, durable and functional.
