@Christopher SchulteFor STRs your furniture and design budget needs to be calculated for your up front costs and often times does not make a STR worth it right now.

I agree with John and Mike, and add some recessed lighting in the kitchen, push furniture up closer to TV with walking space behind and spead out the chairs (unless it's just the photo that makes it look so far away).

I’m also an investor myself so I know the ins and outs from both sides of the table.Since I know intros are more useful when they actually help, here are 3 tax deductions I see real estate investors miss all the time:Home office deduction – If you manage your rentals from home, part of your housing costs may be deductible.Start-up costs – Expenses you had before your property was even “in service” (like inspections, travel, legal fees) can often be written off.Cost segregation + bonus depreciation – Breaking out components of a property (appliances, flooring, furniture) lets you accelerate write-offs, often front-loading tens of thousands in deductions.I joined BiggerPockets to connect, keep learning, and share insights like this.

I expect without furniture you can expect a build to run from $175sq ft for plain Jane cabin to $400+ sq ft for a unique design with custom cased glass.My design is in between so I am expecting $225 to $275 sq ft with a $50k well allowance and $20k septic allowance on what I call a medium grade slope for Sevier County.I am choosing to build because out of the about 2,500 cabins on the market right now only about a dozen interest me design and location wise and they are wanting $400 to $600 a sqft.

I have not used any of these companies but turnkey is going to be much more expensive than you doing this yourself.You could buy good used furniture from 2nd hand stores or FB marketplace.

By allowing dogs you’ll stand out from most of your competition, many of which are struggling STR owners, but you’ll need to take some precautions (ie, language in your lease, pet deposits, declining certain types of dogs, providing pet covers for furniture and requiring them to remain in place, perhaps fencing in a small area of the yard, etc.)2.While closing costs themselves might be $4,500, you should also account for the following:    a.Prepaying a year of insurance ($2,000 in your estimates)   b.Prefunding your escrow account for sake of the next tax bill (likely a few months or $440 if you close soon and the county is the type that says it’s due by early January)   c.Prefunding your escrow account for sake of your next insurance renewal (ie, likely 3 months or $500)3.DSCR programs often disallow the borrower to waive escrows, meaning to pay tax and insurance bills on their own.
