Listing at the end of the year definitely has some quirks, but it’s not all bad.Pros:Less competition — fewer homes hit the market around the holidays, so your listing can stand out.Buyers looking in December are usually serious (relocations, tax timing, year-end closings).Contractors and stagers are easier to schedule right before winter slows them down.Cons:Foot traffic slows — fewer casual buyers touring.Weather can kill curb appeal depending on your market (gray skies, snow, etc.).People mentally check out around Thanksgiving through New Year, so marketing has to work harder.If you finish rehab by end of November, I’d list right away.

Useful only if the deal still cash flows and you control the exit. 100% financing spikes risk because small misses kill profit; I’d use it selectively on tight, light value‑add with verified ARV, multiple exits, and a clear refi or sale timeline.

Licensees are held to a different standard when engaging with the public, and making a “killing” on a deal may either alert regulators to charges of failing to disclose market values or private attorneys representing sellers to charges of failing to deal “honestly”.

So, you basically have two options:1) Find a local wholesaler that is killing it and get on their team (either for free in exchange for education or try to get hired if possible). 2) Get yourself a mentor who's actively doing wholesaling.
