All good points in the posts above me -- You need to figure out what your risk vs reward is. 

I don't like the risk-to-reward ratio.

Those buckets to be bonds, treasuries, CDs, HYSA, etc depending on how low risk and high reward you want them to be.Hope this helps!

Syndications, while passive, are more often high risk/high reward ventures.

Have to love Self Storage rewards.  

I do not desire to reward tenants for poor behavior.I explain the consequences of an eviction to the tenant.

I’ve built everything from the ground up, so I know what it takes — the sacrifices, the late nights, and the rewards that come from persistence and integrity.

But trust me, the rewards?

If you have no money in because you refinanced your money out then why would you not purchase something that someone else is buying for you even if the rewards are tax breaks now and cash flow after your tenant buys it for you?

It’s such a rewarding path once you get rolling.Keep that momentum going!
