I advertised a small Japanese mini dishwasher I bought last minute got nervous that guests would accidentally flood my basement.But what I love is that I installed a laundry sink that is very deep but looks good from home depot so there's a ton of space to wash dishes vs a traditional bar sink that's small and shallow.

Since it seems you have about a 6-7 ft bar from kitchen to living, that is only 2-3 people eating, and the living room doesn't have the space to fit a dining table, even a small one, and seating (couch, chairs, etc) while maintaining any paths to move through room or access the slider and hallway towards back of house.From a design perspective, entering a house into a reasonably long, narrow dark (no natural light) hallway is never an inviting experience.

also in case it's helpful, these are the 10ish neighborhoods where developers are building new construction. on the east side, you'll see islandview and east village (they border the yellow, which we call the villages - it's a really gorgeous historic district, like boston edison). and islandview and east village are very up-and-coming areas (pretty blown out, so that's why there's lots of land for developers to build on). and with that in mind, those areas (like all around van dyke and kercheval) are popping off and attracting renters and home owners bc of the retail/bars/restaurants that the villages offer (the yellow part of the map). is that info overload?
