Skipping the high end finishes and working to keep the property more "affordable" so we can be on the lower end of the market and still make money.  

The rent amount may not be the issue, but what you are offering is pretty rough.The other issue is that the only type of tenant you can attract with beat-up finishes are the ones who are on a budget and "don't care".The single best thing you can do is personally tour some of your competitors close by.

But the Zestimate doesn’t mean much unless it reflects land or finished value.Buyers will reverse-engineer their offer based on resale potential minus build and soft costs.

I negotiated with three dealers for the right finishes and layout—specifically a toy-hauler with a second sleeping area, half bath, and loft for Airbnb flexibility—then worked competing quotes to land best price.

They at least finished my rehab and got the refinance done, but they place went untouched for 4 months after I purchased it, when they had explicitly told me that the rehab was underway.
