I’m in the middle of my current live-in BRRRR, and it got me thinking about the value adds that have made the biggest difference in my past and current projects.Right now, I’m focused on things like:Adding HVAC where there wasn’t any beforeReplacing old sewer linesUpdating kitchen and bathroom with functional with modern finishesfencing and outdoor spaces (fire pit, seating areas, etc.)Interior upgrades like skim-coating ceilings, adding passthrough between kitchen and living room, and refinishing existing cabinetry instead of replacingThese have all had a noticeable impact on rent potential and appraised value in my market.I’m curious what other investors have found to be your BIGGEST value adds, especially in today’s environment.

On newer properties, we use indoor outdoor carpet without pad, which cleans up well and looks like we can keep5.

A good spot for groceries, a nice downtown, and close to some great outdoor recreation...but it's no Asheville and no one wants to drive 40 mins into Asheville everyday. 

When it comes to AirBnB I have found its location, number of beds then amenities like kitchens and outdoor spaces that attract quality guests and demand higher prices. 

We were to open windows at night.We were there on a weekend and nowhere in the description, communications from the host or reviews did it mention the unit was directly over a weekend outdoor social hotspot.

The community also has parks and outdoor activities scattered throughout including a country club and access to Rock Creek Park.

I have seen hotels, dude ranches, more outdoor hospitality for sale, and from my research it is more like buying a business but rather than SDE or EBITDA the multiplier goes against Gross Revenue.

Though I can also happily talk BJJ, surfing and anything outdoors with a beverage in hand until dawn!

Get an outdoor shed for the tools.... a 3/2 PLUS a game garage would be killer for profits....

Sauna, hot tub and/or plunge, outdoor shower, massage table, pull up bar and some weights or TRX.
