I have read some horror stories about people taken advantage of empty rental properties between tenants (people breaking and entering, creating their fake leases, and staying in the home for months before they are removed).

Then I can work backwards from comps to see if I'll even break even. 

closing costs - rent ready costs - the property manager is going to take the first month's rent and possibly more to get it rented out - then the dishwasher is going to break. 

.: This is what I did for a cabin I built in Gatlinburg:  We took a few royalty-free photos of the area off of the internet, and submitted them to an art site online whereby they make a painting of the photo.
