I strongly encourage you to obtain a local attorney to represent your friend, as this can be rife with expense and difficulty, especially of the individual that took advantage of your friend tries to contest or fight the issue. 

However, after a follow-up inspection, additional problems were identified, and the new estimate came in at $20,000.We’ve been exploring the option of selling, but we’re having difficulty getting offers at the price we’re aiming for.
