Hi Lily, just a quick clarification: the 100-hour rule only qualifies for material participation if no one else, like cleaners or property managers, spends more time than you.

Waiting even an hour could mean losing that deal to someone else.

Anyone else experiencing this or any advice on where returns might be better?

He would need to sell his to qualify, his neighbor is going to be unreachable after the next few days, for the foreseeable future and just wants to offload the property or else it would go to foreclosure.

And even when you think your position is secure, you can still find yourself stuck in neutral because of someone else’s mistake years earlier.

Be prepared for a mess to clean up.BTW, letting a tenant get 30--60+ days behind is not good property management.
