If it didn't go well, it would potentially hit me a lot harder than I'd like it to.The alternative might be to look out of state, but I haven't really found any good advice about that.

@Mark Anthony College Park near Woodward Academy and nearby has some very good investment opportunities though on the high end.

@Micah White, my first deal was on market in a great rental area.I think that even though it was at a good price for the condition it is still somewhat great & how it has appreciated today.

There are many good agents here.

This is considered unethical and many state are considering laws to regulate wholesaling.Ideally you have buyers lined up or you have a deal so good you know you can sell it.Your basic understanding is correct.

Can look up online & may just have to go through a decent amount to find someone reputable at a good price.

As @Chris Seveney said, it will give you insight into what you can afford, and even if a property is a good deal. 

I dont care how good the numbers look, if a borrower is trying to lie or deceive me or anyone else, Im out.
